Tiny Homes Project
Coming Spring 2026
We have 86 Tiny Homes for Rent Coming in Spring 2026
From Lansingburgh's Empty Hospital Lot to 86 Cottages
The Tiny Homes Project sits on one of North Troy's best-known sites: the former Leonard Hospital at 74 New Turnpike Road. For about twenty years it was the lot everyone in Lansingburgh drove past. Now it's a small cottage community.
How the site got here
- 1960s
Leonard Hospital's building goes up on New Turnpike Road.
- Late 1990s
The hospital closes, and the building sits empty for about two decades.
- 2012
The City of Troy takes over the roughly 6.4-acre property through tax foreclosure.
- 2019–2020
The city removes the asbestos and tears the building down, at a cost of a little over $2 million.
- August 2025
Troy approves 86 cottage-style rental homes on the cleared site, built by Gulfstream Developers, led by Anthony Gucciardo and Troy developer Anthony Casale.
